Re-Inspection

Re-Inspection

If you have previously utilized our services for a home inspection and have reached an agreement on repairs with the seller, along with a signed sales addendum, we can return to confirm that the work has been completed. Our home inspectors will meticulously assess your original inspection report alongside the sales addendum to clearly define the scope of the re-inspection. We will then produce a re-inspection report based on both the sales addendum and the original report to direct us during our follow-up visit. Our inspection will focus solely on the items specifically listed in the sales addendum and will not address issues that were not identified in the initial inspection.

RE-INSPECTION

STARTING AT - $250

Benefits of a Home Re-Inspection

For the Home Buyer

A home re-inspection provides numerous benefits for the buyer. Confirming that the promised repairs have been finalized can alleviate anxiety and stress throughout the moving process. Ensuring that the home is in excellent condition safeguards your investment and guarantees that you are relocating to a safe and healthy environment.

In certain instances, a re-inspection report can serve as evidence if problems occur post-sale. Surprisingly, we frequently conduct re-inspections and discover that necessary repairs remain unaddressed, despite claims from the seller or contractors that the work has been completed.

For the Home Seller

While a re-inspection primarily benefits the buyer, it can also be advantageous for the seller. By showcasing that repairs have been completed, it can help streamline the closing process. Additionally, a re-inspection report can serve as valuable evidence for homeowners who may need to take action against a contractor for work that was either incomplete or not up to standard.

A home seller who has invested a significant amount in repairs by a contractor deserves to be reimbursed or made whole for any repairs that were not actually performed. Unfortunately, such misunderstandings between home sellers and contractors occur more often than we would like to believe.

What Happens During a Home Re-Inspection?

  • Inspect the repaired areas: We will thoroughly evaluate the sections outlined in the sales addendum to ascertain whether the repairs seem to have been completed.
  • Document findings: We will deliver comprehensive and clearly articulated documentation, complete with photographs, to substantiate our findings. This serves to minimize misunderstandings and conflicts between the buyer and the seller.
  • Repair Status Report: We will monitor whether the repairs have effectively addressed the initial problem. However, we do not evaluate the quality or craftsmanship of the repairs. Should any significant issues remain following a repair, we will document them accordingly.
  • Important: We highly advise homeowners to engage licensed contractors for any major repairs and to secure invoices, receipts, or summaries of the completed work. This documentation can prove valuable during the re-inspection process.
